A lot of things can go wrong with a door. Some issues can be a very simple fix and then sometimes the door just needs to be replaced.
Here in the Victoria area, the ground shifts as you likely know. This can cause foundations to move and make anything that moves – such as doors – bind or stick, or maybe they no longer catch in the strike.
Many of these types of issues can be fixed fairly easily although if it’s a foundation shifting problem, working on the door may not solve the problem long term – even though it does get the door working again.
Another thing that occurs quite often in our humid climate is wood rot. The door jamb can begin to rot at the bottom most often and sometimes water has gotten inside the door causing it to rot at the bottom. When this happens it’s best to replace the door with a whole new unit. I recommend the rot-free jambs and thresholds because they’ll last longer. If you notice some rotted wood around your door, it needs to be addressed. It’s not going to get better and the longer it’s left, the deeper the damage will be. Sometimes it even gets into the studs beside the door and the bottom plate of your home. This makes the repair significantly more extensive.
When getting your home ready to sell, there are certain things inspectors will note. One of these is the door between your garage and living space has to be fire rated. That means it needs to be solid – no glass in the door is allowed. In this situation again, it’s usually easiest to simply replace the door and jamb with a new unit that comes already assembled.
Sometimes your issue may be that your hardware is worn out. Doorknobs get a lot of use and they do fail. Often that’s a fairly simple repair. I can change the doorknob out and ensure that your doors are swinging and closing better than they ever have!
